§ 24-19. Standards.

  • The following standards apply to mobile homes:

    (1)

    No holes in the skin (siding, roof or floor) that could allow water, insects or varmints to enter shall be permitted.

    (2)

    All insulation in the floor system is to be in place, secured and protected from contamination or harm.

    (3)

    All interior floor systems shall be solid. There shall be no indication of water damage or rot.

    (4)

    All walls and ceilings shall show no indication of water damage or rot.

    (5)

    All electric systems shall be in at least as good as condition as when originally installed. If the wire is aluminum, then a certificate from a licensed electrician is needed to show that it is still in good condition.

    (6)

    All plumbing systems shall be in good repair.

    (7)

    The roof shall be in good condition, without obvious damage or defects.

    (8)

    Steps shall be placed at all exits at least as wide as the door with a handrail if more than two steps are required. They should be 22 inches from the ground. They must be sturdy and level.

    (9)

    Duct systems shall be elevated off the ground. No kinks or bends shall be allowed that would obstruct air flow. Duct systems must be protected from animals.

    (10)

    Skirting shall be:

    a.

    In keeping with the outer decor;

    b.

    Secure enough to prevent animal and children access under the trailer, but allowing adequate ventilation;

    c.

    A type commonly manufactured for that purpose (a type of masonry or wood, if treated to prevent rot and termites); and

    d.

    Installed in a professional manner.

    (11)

    Adequate means of centrally heating the structure in a safe and fireproof manner is required.

    (12)

    Mobile homes shall be supported and tied down according to state standards for new mobile homes.

    (13)

    All setbacks must be obeyed.

    (14)

    All windows shall be operable and screened, with no broken panes.

    (15)

    All doors or hardware shall work properly.

    (16)

    No pests or varmint infestation shall be permitted.
